The firm’s investment and investor relation strategy is based on an inherent and apparent synergy and superior understanding that is a requirement in all its real estate deals:
- The strategy will see the company sometimes (as the need may arise) form alliances with credible and profitable associations through partnering with other investors or join investment clubs. However, it is important for any such alliance to be healthy, share common goals and carry business integrity as the team banner. (List of our current associations).
- Another side to our investor relations program (strategy) is in the area of sales and acquisition of income producing properties for third parties. We are focused on providing advisory and/or agency services that will give clients the necessary exposure to buying and selling opportunities in the local real estate market; and information on the best use analysis and evaluation of the property. Through available mediums, sellers are given the platform to reach the broadest market to achieve the best results when selling the property, whereas buyers are given the greatest access to many opportunities that are present in the market place.
- PGV will also provide buyer representation services for individuals or companies to lease or purchase real estate for its use or investment purpose. The company will locate and negotiate on behalf of the client to achieve the most cost effective results. When we handle your real estate purchase we provide every piece of information used in finding your property so that you know you made the best investment possible. Our knowledge of the local market including recent transactions and owners capabilities provides tenants and buyers with a competitive advantage to achieve positive results.
- PGV has the capability to asset manage income-producing properties for owners in the regions that we serve. The company can oversee and implement property management, leasing, and creative financing for owners looking for local expertise and assistance for mortgage loan for a foreign national.
- PGV can further manage development coordination, and structure creative financing to bring a project from the initial acquisition through construction and development.
- Foreign National Mortgage: Loan program for Foreign Nationals. Opportunities exist for foreign nationals purchasing real estate in the United States. Two fantastic programs for foreign nationals investing in the United States.
- 80% loan to Value (LTV) Foreign National Stated Income Program for which the following documentation is needed: valid passport, valid visa, Bank Credit Reference Letter from country of origin or United States of America, Last 2 months bank statements, and 6 months PITI (principal, interest, taxes and insurance) plus cash-to-close must verified in US bank account before closing.
- 80% loan to Value (LTV) Foreign National Full Document Program for which the following documentation is needed: all of the above plus for salaries employees; letter on company stationary stating annual income and number of years employed (minimum 2 years required). For self-employed, letter from Certified Public Accountant (CPA) on stationary stating annual income for the last 2 years (has to be self-employed minimum of 2 years.
